Q. What is the difference between a real estate agent and a real estate broker?

A. The person you normally deal with is a real estate agent or salesperson. The salesperson is licensed by the state, but must work for a broker. All listings are placed in the broker’s name, not the salesperson’s. A broker can deal directly with home buyers and sellers, or can have a staff of salespersons or agents working for him/her.
Q. Why should I use a real estate salesperson?

A. The real estate agent is becoming more of a “guide” than a “salesperson” ….. your personal representative in buying or selling a home. In the past, agents were the only way home buyers and sellers could access information. Now, agents are evolving. Today’s home buyers and sellers are so much better informed than in the past, expertise and ability are for more important. There are times when you need the most current information about what has sold or is for sale, and the only way to get that is with an agent.

Q. My home is listed for sale, but now I have changed my mind and want to keep my home. What options do I have?

A. All listings contracts have an expiration date. What is yours? Tell your real estate agent that you want to cancel your listing. In many cases they will let you cancel without any problems. It is to their advantage not ot build ill will in the community. If they will not agree to cancel your contract, you can always pull your home off the market until the listing contact expires.

Q. When looking for a home should I look in older neighborhoods or in newer neighborhoods? I’ve found an older home that has almost everything that I want and is much larger, but which option makes more sense?

A. Whether you but an older home that has the features that you want, ot look for a newer home depends on why you’re buting a house. If you are buying it as your primary home, choose the one that has the features that you want and the home that will make you happy. If you are buying it as an investment, buy a smaller to medium size in the tract and spend only a minimal amount on upgrades. Upgrades are high profit items for builders and are not specifically designed to enhance the value of the house, but more to make you happier with the house.
